Work is progressing steadily along Jolly Beach, where The Residences at Nikki Beach Resort & Spa Antigua is taking shape on one of Antigua’s longest protected stretches of west-coast beachfront.
Ground improvement works are now complete across three of the development’s signature areas: the Beach Club, the Aquatic Centre, and the first collection of luxury beachfront villas. More than 1,400 engineered ground elements have been installed across the site, laying the foundations for the vertical construction to come. Specialist equipment is now being mobilised for the next phase of site-wide preparation.
Progress at The Residences at Nikki Beach Resort & Spa Antigua continued on several fronts through July, from design refinement to the selection of the project’s principal construction partner.

Every residence is sold freehold and individually registered with the Antigua Land Registry — full legal ownership, not a leasehold or timeshare structure. Owners who want rental income can opt into the Nikki Beach rental program: it’s not a pooled scheme, so your residence is paid on its own performance, and you keep up to 60 nights a year for personal use. Participation is entirely optional.
